Energy Efficiency Project at Dubai Multi Commodities Centre (DMCC)

Located at the Jumeirah Lake Towers in Dubai, the Dubai Multi Commodities Centre (DMCC) is a bustling residential and commercial facility comprising 21 master community clusters. This project focused on optimizing energy efficiency through a comprehensive retrofit of the air conditioning and car park ventilation systems.

Project Impact

The initiative led to substantial improvements in energy efficiency, tenant experience, and environmental sustainability:

  • 17% Reduction in Energy Consumption: By upgrading the air conditioning and car park ventilation system, energy consumption saw a marked reduction.
  • 28% Energy Savings: The installation of a sensor-based smart lighting system in the car park resulted in significant energy savings.
  • 30% Improved Lighting: Enhancing the Lux level in the basement car park improved tenant satisfaction by providing better visibility and safety.

Environmental Benefits

  • 1,950 Tons/year CO₂ Reduction: The retrofitted systems helped reduce CO₂ emissions, contributing to a more sustainable community.
  • 45% Savings on Utility Consumption: A notable decrease in utility costs was achieved, driving both financial and environmental benefits.

Innovative Solution: Retrofit of Ventilation Fans with Smart Controls

The retrofit of existing fans involved integrating smart controls and sensors that monitor temperature, humidity, and CO₂ levels in real-time. This system optimizes fan operations, running them only when necessary, thus driving efficiency:

  • Pre-Retrofit: The existing fans ran continuously at low speed, consuming 1.2 million AED/year in electricity and emitting 1.3 tons of CO₂ annually.
  • Post-Retrofit: Smart control integration reduced electricity consumption to 0.5 million AED/year and CO₂ emissions to 0.5 tons/year.

With 58% energy savings, the new system operates on-demand, running fans only when specific conditions are met (temperature >38°C, humidity >75%, or CO₂ levels >20ppm).

Financial Summary

  • Investment: AED 5M+
  • Payback Period: Less than 3 years
  • Internal Rate of Return (IRR): > 20%

This case study highlights DMCC’s commitment to energy efficiency and environmental responsibility, achieved through innovative solutions that reduce carbon emissions, improve tenant experience, and deliver substantial cost savings.
